Some of the most common clients with a single property account are in the process of exploring short-term rentals as an additional source of income, with the vision of expanding into a multi-property model and making a profitable business out of it.  Most properties are exclusively available to be rented and are owners do not reside full time in it.  Some of the properties are located in a vacation destination and have been staged to host comfortably guests all year long.  Other profiles of clients have existing vacation homes that they can enjoy a few weeks per year, but in order to maintain it productive the remaining weeks per year, they list it in short-term rental platforms or want to do so.  Third,  we have clients that want to start from scratch in the short-term rental business and are looking to buy a property, stage it and list it using our business model. Rent My Property 305 does not accept properties with tenants or that are currently resided by their owners, nor we list partial sections of an existing home, which is a very common option available in the short-term rental platforms.

What Are the Requirements and How Much Will it Cost?
Once we receive the initial application, we proceed to evaluate the property and determine if it meets all the requirements.  Some of the factors include location, the layout of the property, and the zoning.  If all of this factors are met, we then proceed to an inspection and a personal meeting with one of our agents.  During that visit, we will then evaluate if the property requires staging, or remodeling or the purchase of some basic amenities that will guarantee a greater experience for the guests.  When working with a recently purchased home that is not yet furnished, we involve ourselves even more.
Rent My Property 305 has two available programs for the management and listing services, which are based on a 20% and 25% commission per booking.  Other additional services are billed upon inquiry, including the staging services, remodeling, renovations, initial cleanings, photography, etc.

What Exactly Do We Do?
Our programs are based on a full management operation model.  We take care from acquiring the ideal marketing tools to develop an effective listing in each of the most relevant platforms, to the development of a dynamic pricing system, the management, and operations of the property, supervision of cleaning and maintenance services, along with all the individual services described on each of the programs.

Traditionally multi-unit clients have an existing portfolio of properties that are currently rented on traditional rental models.  They then decide to switch some of the properties to short-term rentals while their contracts with their tenants start expiring.  The second most common profile of clients is new investors willing to start a profitable business that is capable of guaranteeing a Return on Investment within a reasonable time, while also generating solid annual revenues.  In addition, they will also make additional money on the value of their property as it increases with time.  It is a safe and reliable investment and a very profitable business.

What Are the Requirements and How Much Will it Cost?
After our initial meeting, we will evaluate any existing properties or the acquisition of the properties.  We make sure all existing properties meet the criteria which include location, the layout of the property, and the zoning.  For existing properties, we will determine if it requires remodeling or repairs and we will offer our staging and decoration services since it is most likely they will be unfurnished.

Similar to Real Estate Developers, Residential Building Owners willing to change to short-term rentals, partner up with us for the development of a new business model. The building will also have to meet the criteria of location and zoning, but additional factors will also play a vital role. For example, to the staging of each individual unit, we also need to consider the common areas of the building. In addition, we are also required to provide additional services such as internal maintenance, security, housekeeping and even a potential in-house property manager or front desk clerk.

We may take the project from the moment the building is ready to be remodeled and adapted or we may even get involved in the actual purchase and the period until the remaining tenants will vacate the premises. Our involvement one more time is on a potential partnership or long-term deal and the terms will be different from our two programs.

The business model when we operate with Developers is a little different than our traditional scenarios.  It is based on longer terms and in most cases is based on a partnership model.  Our contribution will be on the actual operations and setup of the property, so it can effectively operate as a short-term rental location.  Our expertise in the hospitality industry as well as on property management will allow us to deliver immediate results that will contribute to a faster Return on Investment for the developers as well as for a profitable scenario for the partners.  In such cases, the percentages and fees are negotiated separately and the programs are designed differently.
